Brrr… we hope you and the family are keeping warm and well this winter. There’s definitely a chill in the air, the familiar sound of winter sniffles, and the undeniable lack of sun that we oh so miss. The good news however, is that we passed the shortest day of the year last month, which marked the beginning of longer days and shorter nights as Summer creeps back!
So how’s the market performing? It's “energised, normalised and sustainable!" confirms Robert Carter, General Manager for Harcourts Cooper & Co. The Auckland residential market leapt back to life in May, with monthly sales volumes up by 22.8% on the previous month, and up 5.4% compared to May 2017. Moving into winter, the Auckland market has stabilised, which bodes well for a positive but stable market during these quieter months of the year. Read more below...
During these colder months, many think it’s best to hold off selling property. While warmer weather can be a more alluring time for selling and buying, life doesn’t stop for winter! People still need to move, whether it’s for new jobs, family reasons or just itchy feet - so if you’re thinking of selling, now’s a great time. What's been happening in the Auckland property market? The latest figures from REINZ show renewed energy and confidence in the Auckland residential property market, and a strong environment for buying and selling.
VOLUMES UP:Sales volumes for May 2018 increased 5.4% year-on-year (YOY), from 2,211 in May 2017 to 2,331 in May 2018. This is the fifth best May in 12 years – reflecting an above average market with strong, normal trading conditions.
STABLISED SALE PRICES:Sales prices have plateaued YOY, with just a small drop of 3% indicating no significant decline in prices. "As we head into Winter, the Auckland market appears to have stabilised its median price around the $850,000 mark" says Bindi Normwell, REINZ CEO. "This suggests that the standoff between buyers wanting a bargain and sellers wanting an unrealistic price is coming to an end" she continues. As at May 2018, North Shore City properties were sitting at a higher median price of $987,500.
DAYS TO SELL:As at May 2018, the median days to sell in Auckland is 40 days – consistent with May 2017 figures. When comparing Auction vs Priced sale methods, Harcourts Cooper & Co are still seeing Auction as the best way to sell most properties, with our Auction properties on average selling faster and for a higher price than priced properties. Indeed, when you look at the amazing Harcourts Auctioneers on our team, it’s easy to see why. Recently, our own Andrew North took out the 2018 REINZ National Real Estate Auctioneering Championships for the fourth year in a row!
